A homeowner in Apison, TN, recently inherited a house and was eager to rent it out. However, before doing so, he wanted to address the poor air quality in the crawlspace. Concerned about potential mold and moisture issues, he contacted Master Services for help. Our home inspector conducted a thorough evaluation of the area and identified several problems, including high humidity, mold growth, and weakening joists. To resolve these issues, he recommended our CleanSpace vapor barrier, SaniDry Sedona dehumidifier, and TripleSafe sump pump.
The crawlspace had been poorly encapsulated years before, which allowed moisture to build up over time, leading to the mold and spore proliferation. Some of the structural joists had even begun to weaken from the damage. The homeowner knew he needed to act quickly to prevent further deterioration.
Our crew got to work, starting by clearing out the clutter and removing the old, ineffective encapsulation. They then sealed the vents to block outside air from entering and destabilizing the controlled environment inside. Once the space was prepped, they installed the CleanSpace vapor barrier, ensuring protection against future moisture problems.
Finally, we set up the Sedona dehumidifier to regulate humidity levels and improve air quality. Thanks to these efforts, the homeowner now has a clean, dry crawlspace, giving him peace of mind as he moves forward with his rental plans.
This home in Apison, TN was shifting due to foundation settlement. Sagging beams, rotten wood, sloping floors, and other structural issues are all signs of foundation settlement.
To fix the problem, Master Services installed our SmartJack® system. These joist repair posts provide support to sagging and undersized beams, and they restore structural stability to homes. First, the team mapped out each location for the support jack and then excavated a 2’ square, 2’ deep hole at each location. These sites were then filled with tightly compacted crushed stone.
A pre-cast footing was installed atop the fill site and carefully leveled. This serves as a base for the jack post and keeps it vertical to distribute the weight properly. Next, the jack posts were cut to length and then assembled within the crawl space. The top of the smart jack was mounted against the girder, then each smart jack is tightened to lift the floor back to its original—or as close to original—position. These jacks are adjustable, meaning that they can be tightened in the future if necessary.
By the time the team was finished, the homeowner was thrilled that his crawlspace had the support and structure it needed.
